Information boards of tourist interest in the Valley of Mogan

The Department of tourism of the Town Hall of Mogan in collaboration with the tourism board of Gran Canaria has installed Information boards of tourist interest in the Valley of Mogan in the Valley of Mogan

Eleven panels placed around the valley provide information in Spanish, English and German about the highlights of the place of interest, historical data, anecdotes and curiosities. Mogán has a rich culture and the information panels will surely provide interesting information to the visitors.

You will be able to find the information boards in the Valley of Mogan in the following areas:

  • Molino Quemado (Molino de viento)
  • The corner of Mima
  • Church of San Antonio de Padua
  • El Curato
  • Parque Nicolás Quesada (park)
  • Reservoir the mulatto.
  • In Veneguera they are located in The Cardonal and Los tiles.

The points have been selected according to their cultural attraction or the influx of visitors that have been regularly recorded.

 Shortly the Town Hall will be placing 2 maps which will guide the visitors to the different points.  These will be located opposite the Town Hall and next to the Burnt Mill (Molino de viento).

Energy efficiency certification – requirement will be mandatory on June the 1st

Things you need to know about energy efficiency certification

On April 16 the Royal Decree D 235/2013 of 5th of April 2013 entered into force, by which all buildings, houses and premises that will be leased or sold, must have an energy efficiency certificate. The requirement will be mandatory on June the 1st.  Here in the Canary Islands this new law makes less sense compared to other European regions as we benefit from warm springtime temperatures all year long. However it is a European regulation which applies to all European countries.

 

What is an energy efficiency certificate?

It is a certificate which verifies the energy characteristics, thus obtaining an energy rating.

 

Is an energy efficient certificate legally required?

Yes, the RD 235/2013 of April 5th requires the owner of a building, house or premises that will be sold or leased to have this certificate. Newly built buildings are also required to have this certificate. In addition, the energy efficiency label needs to be included in any offer, promotion and advertising linked to the sale or rental of the property. Real estate agencies must exhibit the energy label in their ads.

 

Are there any exceptions?

Yes they are some, the most important exception for our market is for residential properties “Whole buildings or detached properties with a total net area of less than 50m²” (there are only a few cases which would fullfill this).

 

What type of technician is able to carry out this work?

Industrial engineers, technical industrial engineers, architects and technical architects are qualified to carry out this work prior to a specific training.

 

What does the certificate contain?

Much like the multi-coloured sticker on new electrical appliances, the certificate determines how energy efficient a property is and gives it a rating from A to G. It also includes a list of recommendations in order to improve the energy efficiency.

 

What is the cost to certify a home?

Each company or professional can freely offer rates to certify housing. The price will depend on factors such as square meters, the complexity of facilities, or the property documentation provided. Somewhere in a range between 75 and 150 Euros for a standard apartment.

 

How long is the certificate valid for?

The certificate is valid for 10 years, so their annual impact is very low.

 

Can tenants demand the certificate from owners?

If the housing is not exempt from compliance, the owner has an obligation to have such certificate.

 

What will Cardenas Real Estate do?

Unfortunately the authorities have not given the owners much time to adapt to this new regulation.  To be able to make this as trouble free as possible we will shortly be notifying all our clients of the procedure and will be offering them the assistance needed to obtain the certificate.

New motorway Puerto de Mogan – Puerto Rico has opened

The first post we wrote about the new motorway between Puerto Rico and Puerto de Mogán was on 2008. Now its reality and the new motorway has opened for the traffic on March 25th at 21:00 o’ clock. Now all the well known places in the South and South West of Gran Canaria are connected to the airport and the capital of Las Palmas.

Also for all the cyclists its avery important day as they will have now much less traffic on the old coastal road to Puerto de Mogán. We have done yesterday a small video of the new motorway which has some impressive long tunnels.

Yesterday, on 21st March I attended my last module of the courses of the programme “Real Estate Advanced Practices”. Daniel is as well attending his last module today and Carolina will do so very soon. We have now completed all courses and will soon obtain the designation as “Certified Residential Specialist”.

CRS or the Council of Residential Specialists is the education affiliate of the NATIONAL ASSOCIATION OF REALTORS® (NAR), which is the largest association of real estate professionals in the USA, and it’s aim is to provide practical education for its members, establish ethical practices, promote professional standards etc.

Numerous agents of ACEGI (real estate professional association of the Canary Islands) attended the course. As we told already in a post before CARDENAS philosophy is very close to the principles taught by CRS.

The Council of Mogan is now offering music classes to tourists in the Municipal School of Music

Music & Dance Mogán

Mogan is now offering the opportunity to visitors to our island who share a love of music, dance, theatre and choir the chance to be able to continue their practice and enjoyment by enrolling in classes.   With this new initiative the local council hopes that visitors to Mogan will return time again to enjoy the large variety of activities on offer.

There are already a large number of foreigners who already form a part of the School of Music and Dance enjoying activites including Canarian Folklore and the musical band group.

If you wish to receive more information you can find out more at the information desk at the David Jimenez Silva Sports Center in Arguineguin or in the local tourist office in Puerto Rico.

Carnival time in Arguineguin – Join in the fun!

Carnaval Arguineguin, Mogan 2013

Arguineguin will be celebrating its yearly Carnival from the 26th of February to the 3rd of March with a program full of fun events.

Each year more and more people turn up to join in the fun and all are welcome to come and celebrate one of the highlights of the year! This year’s Carnival theme is “film” and the program of events has been improved this year, for the first time the festivities will also be offering the “Drag queen gala” where participants from the whole island will be fighting it out for the top prize!

The other highlight of the Carnival is the Grand Carnival parade which will fill the streets with music, dancing, decorated floats and thousands in fancy dress. Everyone is invited and we highly recommend you to join in the fun either as a spectator or by getting out those fancy dress costumes and dressing up too!
