Part of the sand for new artificial beaches will be taken from Maspalomas and therefore the corresponding Authority â€œCostasâ€ need to give their approval. Mr. GonzÃ¡lez estimates that the project could be completed in about 3-4 years.</description>

We have looked into the Law and we have asked the Town Hall regarding the finance of the project.

Indeed the Law allows the Town Hall to charge a special tax to the owners of properties if the project is an improvement for the value of these properties which in this case are the properties in the first sea line between the building â€œPuesta de Solâ€ and â€œMonte Marinaâ€.

I have talked as well to the Town Hall and they will finance their part most probably as explained before. The special tax would be charged together with the land tax â€œIBIâ€ to each of the mentioned properties between â€œPuesta de Solâ€ and â€œMonte Marinaâ€. According to estimations done by the Town Hall this should not exceed 2.000 Euros per property and it will be related to the amount of the land tax paid by the property, that is if apartment A pays double land tax then apartment B then A will pay as well double of this special tax. The amount to be paid would not be charged at once and will be splitted in different charges during the time of the construction.

Regarding the start of the project the Town Hall has told me that they have got the approvement of the ecological department for the extraction of the sand of Pasito Blanco however there are still some burocratic steps to be taken and they hope that the construction can start in 2010 however they can not tell me yet if it will be middle or end 2010.</description>

We have an appartment in one of the complexes along the affected area, and we have recently received information from our elected community president as well as from the administration in our complex that the total cost is estimated to about 20 million â‚¬. 75% shall be covered by the government and Mogan, as well as some private investors. the last 25% should be covered by the approx 1200 appartments connected to the zona maritima along the strip. Our community president just recently informed us that each appartment owner must each pay roughly 4000â‚¬ when the project completes in about two years from now. I don&#039;t know what to believe, really. Could it be that you have not yet received this information?  Or have our community president and administration been misinformed by the authorities, or simply misunderstood? 

I think the project indeed will increase the popularity of the area, as well as make the appartments in the area more valuable. What I can&#039;t understand is - assuming that our community president is right - that claiming such a large amount from each owner is legal at all. I think further investigation from your side is required so that owners in Patalavaca can relax, or prepare themself for this rather big bill. Since you sell appartments in the affected area, I am sure that your future customers would like to hear if this is really true or not. 

A phone call to the administration in one of the well known complexes near Anfi would probably be a good place to start.
